Maintenance contracts at the big chains are mostly a sales channel for replacement systems. My tune-up is a tune-up — I tighten what's loose, clean what's dirty, document what's worn, and tell you what to budget for in the next 24 months.
What I see most often on a HVAC tune-up call
- Dirty condenser coil. South Bay backyards mean dust, eucalyptus pollen, and ocean salt. A dirty coil costs you 15-20% efficiency.
- Low refrigerant. every system loses a tiny amount per year. Catch it at -10% before it cascades.
- Loose electrical. the most common cause of compressor shorts is a loose lug on the contactor. Costs $0 to tighten, $1,800 to replace the compressor.
- Clogged drain line. ceiling damage in a Hollywood Riviera home from an overflowing drain pan can run $5,000+. Five minutes with a wet-vac avoids it.
How HVAC tune-up works with me
Tune-up: $129 flat for AC or heat. $199 for both at the same visit. Tune-up findings noted in writing; any repairs carry the standard 1-year warranty. 45–75 minutes per system.
